Club Ibar is established as a private, members only and their guests Golf Club
and will remain private. The members are the owners of the properties within
the gated complex Golf Club Ibar. Therefore the owners of properties in the
other developments in the region e.g. Seven Lakes, Kalina, Kedar, Super
Borovets, Raduil, Kostenets, etc. will not be able to play golf at Golf Club
Ibar unless they also own a property in Golf Club Ibar or unless they are a guest/tenant
to owners of properties within Golf Club Ibar and pursuant to the membership
rules and regulations.

Board of Directors of Golf Club IBAR AD states that this company is the solemn
owner of Golf Club & SPa IBAR near the town of Dolna banya.
The land on which the Golf Club & SPA IBAR is developed is fully and
solemnly owned by Golf Club IBAR AD.
Golf Club & Spa IBAR is a PRIVATE,
MEMBERS ONLY AND THEIR GUESTS Club. No free access is to be
provided to non members, unless they have a GUEST status.
The company has two shareholders: the Municipality of Dolna Banya and Lazarov
Nedev Ltd.
The golf course is the first one in South-East Europe and the only one in
Bulgaria designed by Nicklaus Design.
This official statement is released in connection with some advertisements in
Internet by different Bulgarian and foreign companies (like LAKESIDE GOLF, RILA
GOLF RESORT etc.) pretending to have property within the boundaries of Golf
Club IBAR and right to make sales.
All the information concerning the relationship of such companies with Golf
Club Ibar AD there, is misleading.
The advertisements contain pictures and documents stolen from IBAR’s web site.
The use, by these companies, of Nicklaus Design and Country Golf Club & Spa
Brands and Logos and other materials is unauthorized and illegal.

IBAR Country Golf Club Dolna Bania is
situated at the foothills of Mount Rila - the highest mountain on the Balkan
Peninsula. It is 18 km from Borovets - the first Bulgarian skiing resort
founded at the beginning of the 20th century; 70 km from the Bulgarian capital
Sofia and 80 km from Plovdiv - the second largest Bulgarian city founded in
ancient times by Philip of Macedonia - father of Alexander the Great.

Dolna Bania itself is an ancient
settlement famous for its hot mineral water springs (65°C). Over the centuries
its inhabitants have featured ancient Thracian tribes, Roman and Byzantine
settlers. Roman legions have also crossed these lands on numerous occasions.
Germanicus (grandson of Emperor August, brother of Claudius and father of
Emperor Caligula of the Roman Empire was procurator here). The well preserved
Roman Bath, the old paved Roman road, the ruins of the Venetitsa - an ancient
Orthodox monastery and the small chapel located 6 km from the town, lend extra
historic value and importance to the entire area. The road to Constantinople,
which runs close to the town, was used by the armies of the IVth Crusade, led
by Emperor Baldwin of Flanders.

The construction of the first nine holes in September 2006 and
the second set of 9 holes in September 2007

Medical Services
The Club will have a
doctor's surgery. Best clinics in Sofia, i.e. the Government Hospital, Saint
Anna Hospital, the Military Medical Academy - all a fifty-minute drive, will be
contracted to suite the needs of the Members and their guests.
Sport Activities available in the neighborhood of the Club
Property Management and Maintenance
IBAR developments will
provide on-site management at IBAR Country Golf Club.
Country Club Membership. Membership fee EUR 1 600 per annum.
It includes the
following: maintenance of the infrastructure on the premises of the Club,
maintenance of the public gardens, streets, alleys, the cable TV network to
each property, external security, free use of the Spa Centre including three
baths, swimming pools and sports facilities (tennis courts, football,
volleyball and basketball fields). Golf can be played in accordance with the
paid services plan. Tee time bookings can be made up to 15 days in advance.
Golf Club Membership. Membership fee EUR 2 000 per annum.
It includes all
services of the Country Club membership plus the following additional rights:
members of the club and their families play golf for free pursuant to the rules
of the Club.
Guests of the members (up to 3 guests) can play golf using a 50% discount on
the green fee.
Tee time bookings can be made up to 30 days in advance.
The club members and their families have the right to use the practice facility
free of charge as well as the golf club trolleys.
Members are entitled to a 50% discount on the Golf Instructor's fees .
Members are entitled to a 50% discount on the Golf Cart fees.
For the time before the 18 hole golf course is in running order (scheduled for
the autumn of 2008), the membership fee will be EUR 600 per annum and will
include the property security services and maintenance of the common parts.
Defining the amount of the fee
The amount of the
membership fee is reviewed once every three years and adjusted according to the
accumulated inflation rate in Bulgaria for that three-year period. The present
membership fee was defined on December 31st 2005 and will be reviewed on
December 31st 2008.
The membership fee for the respective year is payable by February 28th of the
same year. The delay in payment will result in temporary restrictions of the club
rights. The temporary restrictions of the club rights are restored once all due
payments are made.
The membership fee becomes payable at the moment of transfer of the property
rights and is proportional to the remaining period of time of the respective
calendar year.
The type of membership may be changed by the respective member only for the
period January 1st - January 30th. During the calendar year a change of the
type of membership is not allowed.
The membership rules may be modified and supplemented as the project progresses
and upon suggestions from the club members.
1. Members of Ibar
Country Golf Club and Spa are the owners of properties located within the
boundaries of the Club as well as their family members.
2. Members are entitled
to use the golf course facilities pursuant to the membership terms
3. Members have the
right to invite guests to the Club House and together to use all available
facilities and services pursuant to the membership terms. They are obliged to
register their guests at the Club Administration Desk.
4. The Club Hotel may be
used only by members of the Club and their guests.
5. Members are obliged
to maintain their properties to a Club adequate standard.
6. Members have the
right to rent out their properties directly or through the Club. Tenants have
the status of guests to the owners if invited by the owners and if visiting the
Club on the owners' invitation. In this case the respective member is responsible
for the tenants' actions during their stay on the premises of the Club.
If the owners (club members) have signed a Property Management Agreement with
the Club then the Club is responsible for the tenants' actions on the premises
of the Club.
7. The Club provides
external security of the whole compound as well as of the common parts around
the properties included in the annual membership fee. Inside security alarms in
the separate properties are an additional cost.
8. No weapons are
allowed on the premises of the Club neither any security guards nor other means
of protection (even if the personal security guards are unarmed) in order to
avoid any inconvenience that might be caused to the other members and their
guests.
9. Farming and stock
breeding is strictly prohibited on the premises of the Club.
10. The speed limit for
all vehicles on the premises of the Club is 30 km./h.
11.From 13:00 to 17:00
and after 21:00 no excessive noise is allowed on the premises of the Club
without the explicit consent of the neighbours and Golf Club Ibar's management.
